TETHEROW VACATION HOMES & COTTAGES: TERMS AND CONDITIONS

Check-In

Check-In time starts at 4 p.m. PST on the day the guest’s scheduled reservation begins. On heavy check-in days, homes may be ready between 4-6pm.

Please visit the Lodging Check-In building (“Front Desk”) upon arrival to pick up your keys or entry code. An on-file guest must present a valid credit card and photo identification at time of check-in. No pets are allowed in the home without prior agreement. A signed rental agreement and the names of every occupant are required before entry to the Property. We do not accept checks or cash payments.

Due to housekeeping schedules, there are no early check-ins unless your home is ready for arrival early. To inquire if your home might be available prior to 4 p.m., please call the Front Desk at 541-213-2405 after 12 p.m. on the day of your arrival.

Check-Out

Check out time is 11 am PST on the day the guest’s scheduled reservation ends. Please visit the Front Desk to check out and return your keys. Guests will leave the Property in the same condition as they found it, less normal wear and tear. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows upon check-out. Please place all trash in trash bins and return keys to the Front Desk. Keys not returned to the Front Desk may incur a fee.
Due to housekeeping schedules, there are no late check-outs. Fees may occur.

Credit Cards

A valid credit or debit card (with matching ID) must be presented at check-in. All additional charges made at Tetherow will be charged to the card on file, unless a different card is presented prior to check-out.

Payments & Fees

By signing, you agree that you have read and understood the details as presented in your most recent confirmation email for the property listed below and will pay the total amount with the inclusion of any applicable fees.

For Homes and Cottages: A 25% deposit is collected at the time of reservation, and full payment is collected automatically 60 days prior to arrival with the card on file. If the reservation is made within 60 days of arrival, the full amount will be charged at time of reservation. Your reservation is non-refundable 60 days prior to your arrival. If you booked on a 3rd-party site, please refer to their cancellation policy.

Added to the lodging rate are 9.8% tax, 7.5% resort fee (subject to change) and an additional departure cleaning fee. Stays longer than 10 days may require a mid-stay clean. Stays less than 10 days may request a mid-stay clean, as well. Cleaning fees vary by season and accommodation type. Please email reservations@tetherow.com or call at 1-877-298-2582 for your specific cleaning fee amount.

Cancellations, Edits & No Shows

Please note that, for documentation purposes, any cancellations or edits must be communicated and confirmed through the original booking engine or by email if the unit was booked by email, phone, or in-person communication. Edits are official once they have been confirmed with an updated confirmation email. Major edits may require a new rental agreement.

Cancellations made inside the designated time of arrival as listed in Payments & Fees (“Criteria”) will be charged the entire amount of stay, minus tax/fees and cleaning fees. Edits to reservations, with the exception of stay extensions, and cancellations made outside of the Criteria will be charged $45 handling fee.

No full or partial refunds will be granted for no-shows or cancellations made inside the Criteria, arrivals after the first night of your reservation, or departures before the last night of your reservation. No refunds or compensation will be given if the Property is unavailable for any reason outside of our control, including, but not limited to, adverse weather conditions, natural disasters, mechanical failures, acts of government agencies or utility outages. On rare occasions, and at Tetherow Management’s discretion, you permit your reservation to be moved to a comparable accommodation for the agreed-upon total.

Construction & More

By signing, you acknowledge there may be construction on or around the Property during your stay and waive your right to additional discounts due to construction.

Occupancy

At no time shall the occupancy of the home exceed designated maximum occupancy. The maximum number of guests is 2 persons per bedroom or sleeping loft. Children under the age of 5 are not included when determining max occupancy. Violation of occupancy limits are strictly enforced. Unfortunately, Tetherow cannot supply roll-aways or additional beds. We are happy to make up existing sleeper sofas—just let us know.

Use and Enjoyment of Unit and Property

We want you to enjoy yourself! However, please keep safety in mind.
Guests will comply with all local laws, ordinances and community rules regarding the use of the Home, as well as the terms of this Agreement. Failure to adhere to the rules or the terms of this Agreement will be considered sufficient cause for immediate termination of your stay and all monies paid will be forfeited.

Guests authorize Tetherow Resort to charge the credit card on file for the cost of any damages and repairs, missing inventory items, excessive cleaning or other charges that may result from the guest’s failure to comply with Tetherow Management rental policies.

You are the responsible renter of the Property and you agree to be an occupant of the Property for the entire duration of the rental. All other occupants will be family members, friends, other responsible adults over 21 or accompanied by a parent or legal guardian. You agree to be solely responsible for your actions and the actions of all family members, guests and invitees (collectively, “Occupants”) present at the Property at any time during your stay, and to ensure that all Occupants understand and comply with the Terms.

Furniture and household items cannot be moved from one home to another. Charges will apply if staff members have to return furniture to the original home.
To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out.

Amenities

Each home is equipped with a “starter” complimentary supply of dish soap, laundry soap, trash bags, toilet paper, paper towels, shampoos, conditioner, body wash, hand soap, and coffee/tea. We do not replenish these products during your stay. Once depleted, guests are responsible for purchasing additional supplies at the local market.

Housekeeping & Maintenance

The property is provided as is and we are not responsible nor will you be provided with any discount for the inoperability or unavailability of any amenities (including, without limitation, any phone or internet service, air conditioners, TVs, VCCTs, DVDs, cable and hot tub). You agree to contact the front desk as soon as you notice any maintenance or housekeeping problems or any potentially hazardous condition at the Property or if any incident occurs at the Property that is related to such a problem or condition. We will take reasonable and appropriate steps to remedy any reported problem as soon as possible. We may enter the Property to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property or to verify occupancy.

Parking

A Parking area is provided for each Home. One car per bedroom is allowed, with a maximum 5 cars parked at the Home. There is no overnight street parking allowed in the Trailhead neighborhood or Cairn outside of the designated parking spots. You and your Occupants agree to abide by all applicable parking restrictions and limitations. No boats, buses, campers, recreational vehicles, personal watercraft, wave runners or trailers, regardless of type or size, may be parked at the Property.

No Smoking

The Tetherow Vacation Homes are smoke-free. We prohibit tobacco/marijuana products of any kind (e.g.: cigarettes, marijuana, vape pens, cigars, e-cigarettes, etc.) in the homes. If you choose to smoke or use tobacco/marijuana products in our homes, a $750 charge will be added to your folio for laundering draperies, shampooing carpets and cleaning and deodorizing the room, and you may be asked to leave, thereby forfeiting all deposits.

Hot Tub & Risk

Guests assume ALL RISK while on Tetherow property, including in or around the home, the pool, and hot tubs. Tetherow is not liable for injuries or damages to you and any personal property, Occupants, guests, or pets.Brown pool towels are provided in each home for use with the hot tub.

Noise

Guests shall not engage in actions which disturb others, barking dogs, loud music, loud voices or other activities that adversely affect the enjoyment of other guests and visitors at Tetherow Resort. Disorderly conduct or inappropriate behavior, such as loud parties, are not permitted. Deschutes County’s noise ordinance requires all potentially disturbing noise to cease between the hours of 10 p.m. PST and 7 a.m. PST. Any complaints about a guest by neighbors or police will be grounds to require guest to vacate immediately, forfeiting all lodging monies and fees.

Underage Consumption of Alcohol

Tetherow Resort prohibits the consumption of alcohol by minors (under age 21) and reserves the right to evict any guests who are in violation.

Staff Access

Tetherow Management may access the Property during a guest’s stay to make any necessary repairs, provide any guest-requested additional housekeeping (for additional fees), in case of emergency or to verify occupancy.

Pets

Tetherow loves dogs! However, we have rules to ensure the safety and comfort of everyone on property. Well-behaved dogs are only allowed in “pet friendly” designated homes, and “pet-friendly” must be requested at the time of reservation. There is a $75 pet fee, per pet, per reservation; please inquire about the total and weight limits for your home. No undisclosed pets may be brought into the Home. Persons arriving with a pet to a non-pet friendly home may incur additional fees deemed by Tetherow management, and will be asked to board their pet or will forfeit their stay and all monies paid will be forfeited. Pets may not be left unattended at any time, particularly in the lodging of choice, unless crated. Dogs must be out of the home or in a crate for Housekeepers to enter the home for cleaning. Guest will keep dogs on leash while on property and clean up after them. Currently, dogs are not allowed in the Clubhouse, Tetherow Sport, the Event Pavilion, the pool, cabanas, restaurants, and on the golf course; no animals may be left alone in cars, trailers, RVs, etc, while on property. Guests are responsible for disturbances, injuries, and damages resulting from their dogs, and must have a valid cell phone number on file that can be reached at all times. Tetherow provides the use of a laundered dog bed and sanitized bowl for your pets’ use. Please leave these in the home prior to departure. (A complimentary dog treat is also provided.)
