Real Estate Report – January 2019

The year has gotten off to a great start and it is looking like this winter will be more similar to the last winter than the snowmageddon from a couple years ago. Temps are mild, the sun is out, and with this comes increased real estate activity. Although the year ended with some stock market jitters, this seems to have stabilized and we have buyers continuing to come to Tetherow.

2018 was another record year at Tetherow with 104 properties sold. This amounted to more than $75M in real estate changing hands in Tetherow last year.  This year has started strong and in the first few weeks have seen sales in every category,  including existing homes, new construction, developer lots, and vacation homes. At the time of this printing there is already over $7M in properties Sold or Pending in 2019.

Developer homesites continue to sell and we are down to the final 10% of developer lots remaining! In the last month we have seen activity in both the Crescent and Heath neighborhoods, and most recently in the North Forty portion of Hosmer Lake Dr.  The first stakes are in the ground and plans are in the works for this special area and we are really excited to see that neighborhood take shape.

In addition to lots, there has never been a better time to get into an already built home. There are currently a few options for new construction built by some the top builders in Bend, as well as a growing number of resales coming on the market as some of the first owners in Tetherow are making changes. This presents a great opportunity for those who are ready and want to move into a completed home.

The release of the latest vacation homes has been a big hit.  Called the Cairn Cottages, these cozy homes are perfect for those wanting to have a home base here, but don’t need or want a big home. At just over 1000 sq ft, these 2 bedroom homes offer the luxury of staying in a word class resort and the convenience of having it managed for you and earning rental income when you’re not here. If you are looking for something a little larger, there are beautiful Trailhead homes starting at around 2200 sq feet and south facing Cairn homes at 3300 sq ft.
